Tenant Guidelines for Forest Highlands:
These guidelines are meant to assist you in understanding Forest Highlands expectations! This is a fun place, and we'd like to keep everyone safe!
Membership privileges do not convey to tenants.
SPEED LIMITS
The speed limits on the roads at Forest Highlands in accordance with Coconino County law are as follows:
35 MPH on Forest Highlands Drive between the Gatehouse and the Mail Station.
25 MPH on all main roads inside Forest Highlands
15 MPH through the Gatehouse access area, on the roads in
the Cottage developments and all posted “Children Playing”
and “Pedestrian” zones.
10 MPH in the clubhouse parking lots
Passing any motor vehicle on any of these roads is strictly prohibited. For your safety these speed limits will be monitored by radar and strictly enforced.
ENFORCEMENT
Speeding and parking violations will be assessed the following fines:
Offense Parking Speeding
First Warning Warning
Second $25.00 $50.00
Third $50.00 $100.00
Fourth $100.00 $250.00
The offending party is subject to action by the Forest Highlands Homeowners Association.
PARKING
Parking on any road, cart path crossing or within 30 feet of a fire hydrant at Forest Highlands is PROHIBITED.
There shall be NO parking of motor homes, boats, trailers, campers, or buses on the roads, common areas or lots. Forest Highlands offers temporary motor home and trailer storage. The charge is $10.00 per day. The limit on storage is 72 hours (3 days). Please contact the FHSO at 525-9090 if you have any questions.
SAFETY
Golf cart paths may be used for jogging, walking, and bicycling BEFORE AND AFTER GOLFING HOURS ONLY. Contact the Pro Shop for exact times. Canyon: 525-9000 or Meadow: 525-5250.
When riding a bicycle at Forest Highlands, stay on the right hand side of the road, wear an approved helmet, wear bright clothes, use lights at night and stay in single file formation.
Use of skateboards, roller skates, or roller blades is PROHIBITED on the main roads at Forest Highlands. The Clubhouse area, golf cart paths and tennis courts are off-limits for these activities.
Motorcycles or motor scooters may be used ONLY to enter and exit Forest Highlands property. No other unauthorized vehicles shall be operated on Forest Highlands property.
FIRES
NO open fires shall be permitted on the lots at Forest Highlands. Coconino County may initiate a “Red Flag” alert during periods of high fire danger. DURING THIS TIME NO SMOKING WILL BE ALLOWED OUTDOORS ANYWHERE ON THE PROPERTY. Fireplace and barbecue use will be prohibited except for propane or natural gas barbecues.
PETS
Coconino County enforces a leash law requiring dogs to be on a leash or in a suitable enclosure 24 hours a day. Pets are not permitted in or around the Clubhouse at any time and must be kept off the golf course at all times. Pet droppings must immediately be disposed of appropriately. All violations will be documented by the FHSO. Violators are subject to penalties as determined by Coconino County.
TRASH REMOVAL
Trash receptacles must be wheeled to the end of the driveway for pick-up on MONDAY MORNINGS. Only the approved trash receptacles may be used. Dumping of trash in any other dumpster is prohibited. Placing loose trash bags outside approved receptacles or overfilling receptacles to where they won’t properly close is prohibited and will result in the assessment of a fine. All trash is to be removed and placed in the proper receptacle prior to check out.

High Country Temperatures
Winter temperatures drop suddenly and very often fall below freezing. Tenants are responsible for maintaining the premises at a minimum of 60 degrees to prevent property damage. If any damages occur due to Tenant neglect, said damages are the responsibility of the Tenant.
Check Out
- Check out time is at 12:00 noon
- Prior to your departure date, schedule your check out walk through with the DMB Realty Leasing Agent
- Be sure to remove all trash and place it in the proper receptacle
- Leave all remotes for TV’s/VCR’s on top of the T.V.
- Turn off all lights before you leave.
- Make sure that all the doors and windows are closed and locked.
- Leave garage door remotes on the kitchen counter
- Return all keys to the sales office
